Steven Barranca

Steven Barranca is a Tax Director and a member of the firm’s Commercial Real Estate Industry Practice. Steve has over 30 years of diversified public accounting experience serving the commercial real estate industry and private equity firms. Steve’s clients include real estate developers, investors, operators, and property managers.

Steve specializes in partnership, REITs, and real estate taxation. He has extensive experience with real estate joint ventures and fund level partnerships, including tax return compliance reporting and partner and partnership transaction work (partner acquisition/redemption, buyouts, and mergers). Steve's experience also includes tax advisory services involving equity/mortgage REITs, affordable housing, tax-exempt investors and UBTI issues, foreign investors (FIRPTA and blocker matters), section 1031 like-kind exchanges, LLC agreements (financial modeling and Section 704(b) issues), debt workouts and lease transactions

Steve is a frequent speaker on partnership and real estate taxation and has presented at various American Institute of Certified Public Accountants (AICPA) and New Your State Society of Certified Public Accountant (NYSSCPA) tax conferences. As an active member of the NYSSCPA’s Steve was former Chairman of the NYSSCPA’s Partnership Taxation Committee. He is a former adjunct professor for New York University’s Graduate Real Estate Program (Schack Institute of Real Estate). Steve has authored materials for continuing professional education providers including CPE Inc., and his work has appeared in the AICPA’s Tax Advisor and Warren Gorham & Lamont’s Journal of Real Estate Taxation.

Prior to joining the firm, Steve served as a Tax Director of a regional accounting and tax firm. He was also a global tax director for an international financial services firm.
